Any building or home constructed prior to 1975 might have asbestos in the construction materials, decorative finishes, or covering materials as well as insulation in walls, ceilings, attic, pipes and/or other areas.  In many cases the asbestos has been covered up through remodeling or updating materials, equipment, appliances, and/or floor, ceiling, wall coverings.

Property inspections are limited to what the inspector can visually see at the time of the inspection.  Inspectors are not qualified experts in asbestos identification, use or removal.  Property inspectors should attempt to evaluate and identify possible asbestos, or suspected asbestos, then report this to potential buyers.

However, inspectors are not liable for identifying, misidentification, unidentified, or lack of disclosure of asbestos in commercial or residential buildings.
